Carefully Nominated Tenants - Our standard procedure is that all of our tenants are Reference Checked. This is normally via a previous landlord or employer. We will also undertake a Credit Check on request or if we feel extra assurance is needed.

A Flexible Out-of-Hours Service - We are happy to carry out our valuation of your property at a time that is suitable to you. We are available outside of normal office hours for this purpose.

Legally Qualified Letting Specialists - By instructing us you will be dealing with Letting specialists who are educated to both Higher National Diploma and Degree level in Law. In addition to this we offer a wealth of experience within the residential property market.

Legal Documentation - as part of our service we provide the necessary Tenancy Agreements and Inventory. We can also arrange for various Landlords Insurance products to be implemented if necessary. Products such as Buildings Insurance, Legal Expenses Cover, Contents Insurance and Guaranteed Rental Insurance.

Fully Qualified Maintenance Team - we have a team of specialists who are ready to take care of any maintenance issues that may arise. These include a Gas Safe registered Plumber, Electrician and Painter/Decorator.

What are our Services?

We offer two main distinguishable types of service. Those being a tenant finding service and also a management service. However we operate with a flexible attitude and are always willing to adjust our services to suite the needs of the Landlord.

Tenant Find Only Service

This service includes marketing of the property and carrying out viewings. Once a potential tenant is found we then ensure that they are fully referenced before preparing the Tenancy Agreement and Inventory (if necessary).

To complete our duty we will then arrange to collect the first months rent and credit it to the Landlord.

All Inclusive Management Service

In this service we do all that we would do in the Tenant Find Only Service including marketing of the property, vetting potential tenants and preparing the Tenancy Agreement and Inventory (if necessary).

We will then manage the property for the duration of the Tenancy Agreement. This will include:

a) Carrying out regular inspections at the property and compiling a report on the results of the inspection.

b) Carrying out necessary repairs (our team of tradesmen are ready to deal with any maintenance issues that may arise).

c) Collecting rent (this will automatically be credited to the Landlords nominated bank account).

d) Renewing Tenancy Agreements. Before expiry of the Tenancy we will either arrange to renew the Tenancy Agreement or arrange to check the Tenant out as necessary.

In the event that you already have a tenanted property but do not wish to deal with management issues that arise we are also happy to provide a management only service.
